When you have found a suitable property, you will need to complete a tenancy application form. At this point you may be required to pay a holding deposit, subject to references and other checks.
The holding deposit is your initial commitment to the tenancy, if you fail credit checks, criminal reference checks, employment and previous landlord checks, fail to declare any information or have not been truthful, this money may not be returned.
If the landlord or agent has a change of mind, you are entitled to have all the money returned to you, by law.
The process of checks may take up to a week depending on the landlord or letting agents’ processes.
Landlords and agents are legally required to check all tenants over 18 years of age have a right to rent in the UK. This will require you to provide original identity documents as evidence.
They may also require character references from an employer, educational institution, bank or other responsible person. They may also want a copy of your pay slip. Be honest when giving information as debt history can be traced.
